| Age Requirements: |
| CENTURY 21 Florida Vacation Rentals only rents to family groups where the leaseholder is 25 years of age or older. Singles under 25 years of age are prohibited unless accompanied by a parent or legal guardian who must sign the lease agreement and be present the full time of the tenancy. Additional restrictions may apply during the spring break vacation period. |
| Right of Entry: |
| CENTURY 21 Florida Vacation Rentals may enter residence at any time in the event of an emergency or if necessary for the normal maintenance of said residence. CENTURY 21 Florida Vacation Rentals may also enter the residence, with a 24-hour notice to the guest, in order to show the property if it is listed for sale. |
| Cancellation Policy: |
| All cancellations or changes to a current reservation must be requested in writing to the appropriate check-in office, or by emailing it directly to our reservations department. Cancellation of your reservation within 72-hours will warrant a full refund. Cancellations after that time will result in the loss of any advance payment unless the property can be re-rented for the entire period. CENTURY 21 Florida Vacation Rentals will make all attempts to re-rent the property in the event of a guest’s cancellation. If a guest’s cancelled period is successfully rebooked, all monies paid will be refunded, less a $100 cancellation fee. Travel Insurance, if purchased by a guest, cannot be refunded at any. |
| Accidental Damage Insurance And Security Deposits: |
| In lieu of a standard security deposit to cover any accidental damages CENTURY 21 Florida Vacation Rentals keeps a copy of our guest’s credit card on file to cover incidentals including but not limited to telephone charges, extra cleaning charges, and keys not returned to our offices after check-out. |
| Rent Pre-Payment Deposits: |
| All reservations require a 20% deposit and a reservation fee at the time of booking. Travel Insurance can also be purchased to cover any unforeseen events that might force you to cancel your vacation at anytime prior to your arrival. Travel Insurance must be purchased when making the initial reservation. CENTURY 21 Florida Vacation Rentals accepts Visa, MasterCard, and American Express. In cases of payment by check, all funds shall be made payable to CENTURY 21 Florida Vacation Rentals. Please be sure to include your reservation number on the check. Receipt of your deposit indicates acceptance of this reservation confirmation agreement and all the terms and conditions contained herein. |
| Full Payment Due: |
| Final payment is due thirty (30) days prior to arrival for condominiums and villas and sixty (60) days prior to arrival for free standing homes. If reservation is made within thirty (30) days prior to arrival, 100% of payment is due at time of booking. Failure to make any payment in a timely manner may result in the cancellation of your reservation and forfeiture of any funds paid. Refunds or adjustments cannot be made for late arrival or early departure. |
| Indemnification of Agent by Guest: |
| CENTURY 21 Florida Vacation Rentals shall not be liable to guest or to any other party for damages to property or for the injury to persons upon the premises from any cause whatsoever including defects in the premises or otherwise. Guest shall indemnify and hold harmless CENTURY 21 Florida Vacation Rentals from and against all liabilities, claims, expenses, fees, loss of use and actions of any kind arising out of guest’s use and occupancy of the premises. |
| Linens, Towels, and Additional Amenities: |
| All of our properties come standard with fresh linens and towels for the maximum occupancy of the property. Each unit also comes equipped with an allotment of beach chairs and some are supplied with beach umbrellas, bicycles, beach/pool toys, and beach towels. Please refer to the individual property descriptions on our website and in our brochures. All of our homes, villas and condominiums are owned, decorated, and furnished by the individual Owner of the property. Neither CENTURY 21 Florida Vacation Rentals, nor the Owner shall be responsible for providing any additional furnishings or equipment not available and not presently existing in the unit at the time the reservation is made. All other items shall be the sole responsibility of the guest. |

| CENTURY 21 Florida Vacation Rentals accepts Visa, MasterCard, and American. In cases of payment by check, all funds shall be made payable to CENTURY 21 Florida Vacation Rentals with a notation of your reservation number written on your check. |
| Rate Changes: |
| Rates are subjected to change without notice. |
| Substitution: |
In certain circumstances beyond our control, (i.e. fire, hurricane, sale, of unit, etc.) your confirmed property may be unavailable upon your arrival. CENTURY 21 Florida Vacation Rentals reserves the right to substitute your accommodations. We cannot guarantee an exact substitute, but will do everything possible to create a pleasant vacation experience. Neither Century-21 Florida Vacation Rentals nor the affected property owner are liable for damages or inconvenience in this rare and unusual situation.
